📄 Recent Platform Updates

The Property Drop's tools and content are updated on a rolling basis. Significant changes are listed below. Regulatory updates affecting tools or Buyer Playbooks are applied within two weeks of a change taking effect.

  • July 2026 Property listings now carry a plain-English explainer beneath the energy rating, so the A to G scale reads clearly whichever country you are buying in and whichever certificate system applies. Where no rating has been supplied by the agent, the listing now says so directly rather than showing an unexplained letter, with a note to request the certificate before you offer. Applied to all listings published from the 16th of July 2026 onwards.
  • June 2026 Property Knowledge Base expanded and moved to a bi-monthly review. New entries added for the Italian short-term rental rules (the CIN, CIR, BDSR, cedolare secca, and DAC7) and for the May 2026 Spanish Supreme Court ruling that annulled the national short-term rental registry (the NRA, also called the NRUA). Next scheduled review: August 2026.
  • June 2026 Property Market Timing Tool refreshed with Q2 2026 market data across France, Spain, Portugal, and Italy, including updated regulatory event timelines for each market. Now on a bi-monthly review, next due August 2026.
  • Jan 2026 Energy Risk Assessor updated: French DPE electricity conversion coefficient corrected to reflect the January 2026 regulatory change (coefficient reduced from 2.3 to 1.9 for electrically heated properties).
  • Jan 2026 Portugal IMT Jovem logic updated in the Total Property Cost Calculator and Estimated Closing Costs calculator to reflect the 2026 threshold values.
