Total Property Cost Calculator — The Property Drop
Total Cost Calculator

The list price is never the price.
This tells you the real one.

The Total Property Cost Calculator reveals the full cost of buying in Spain, France, Italy, or Portugal: purchase taxes, notary and legal fees, agency costs, and ongoing running costs. The number that never appears on the listing, finally answered.

Property price€250,000
Transfer tax (8% ITP)€20,000

That is €23,750 above the asking price, before a euro of furniture. The listing shows you none of it.

Every buyer who says "the fees crept up on us" said it after signing. The fees were always there. They just were not on the listing.

Your full cost of buying, before you contact a single agent.

Built from cited government and notarial sources for all four markets, and updated when the rules change. Two things set it apart from a back-of-envelope estimate:

Every figure broken down in plain English

No black-box total. Each tax, fee, and cost is shown as its own line so you can see exactly where the number comes from.

Country and region-specific accuracy

Spanish ITP by autonomous community, Portuguese IMT Jovem for under-35 buyers, Italian cadastral tax, French notary tiers. Not national averages.

  • Total acquisition cost with every component itemised
  • Visual cost breakdown chart
  • Monthly mortgage and full cash-flow projection
  • Down payment, loan amount, and loan-to-value
  • A plain-English "what this means" reading of your result
  • Downloadable results to keep with your property file

A 250,000 euro listing is not a 250,000 euro decision. The gap between the two is where budgets quietly break.

🇪🇸
Spain

The tax depends entirely on where you buy.

  • Regional ITP from 4% to 10%
  • New-build VAT and stamp duty (AJD)
  • Canary Islands IGIC handled separately
  • Legal and notary fees

Catalonia and Valencia cost more than twice the Basque Country in transfer tax alone. The region is selected, not assumed.

🇫🇷
France

Notary fees are the headline cost.

  • Notary fees: 2 to 3% new build
  • Notary fees: 7 to 8% resale
  • FAI and HAI fee-inclusive pricing
  • Annual property tax estimate

Resale notary fees are far higher than new builds. Property type matters more than property status here.

🇮🇹
Italy

Tax is on cadastral value, not price.

  • First home 2% vs 9% second home
  • Registration tax on cadastral value
  • Buyer-paid agency commission
  • Notary and legal fees by price band

Italy is the one country where the buyer typically pays agency commission, 3 to 4% plus VAT. It is included.

🇵🇹
Portugal

Age and first-home status change everything.

  • IMT Jovem for under-35 first-home buyers
  • Progressive IMT brackets
  • Calculated on the higher of price or VPT
  • Stamp duty and legal fees

Under-35 first-home buyers can pay zero IMT and stamp duty up to €330,539. The calculator applies it automatically.

Built from cited sources
Notarial guidance, tax authorities, and official IMT and ITP tables. Every source is listed in the tool.
Updated when rules change
Rates carry a last-reviewed date and are refreshed as tax brackets and thresholds move.
No agent affiliations
No referral fees, no commission, no skin in your purchase. The numbers answer to you, not a seller.
What does the total actually include?
The property price, purchase taxes, legal and notary fees, agency commission where the buyer pays it (Italy), and an optional renovation allowance. It also projects your monthly mortgage and full annual running costs separately, so you can see the cost to buy and the cost to own side by side. Every figure is shown as its own line, never rolled into a single mystery total.
How accurate are the figures?
The calculator uses current published rates from official sources, including notarial fee schedules, regional ITP tables, and the latest IMT brackets. They are accurate estimates for planning and comparison, not a formal quote. Final figures should always be confirmed with your notary or lawyer, who will price your specific transaction. The Property Drop does not act as an estate agent, intermediary, or advisor in any transaction.
Does it cover all four countries, or just one?
All four. Spain, France, Italy, and Portugal are built in, each with its own tax logic. You simply select the country and the calculator applies the right rules, including Spanish regional rates and Portuguese IMT Jovem. If you are comparing across countries, that is exactly what it is designed for.
Why a monthly plan rather than a one-off payment?
The Property Drop tools are constantly updated against changing tax rates and regulations, so a small monthly plan keeps you on the current version while your search is live.
It's a small cost next to what you could lose by only trusting the listing price and skipping the real numbers.
Can I get this together with everything else?
Yes. The calculator is included in Full Access at €59 per month, alongside all nine tools, the Buyer Playbooks, professional vetting questions, and weekly curated listings. If you expect to need more than this one tool, Full Access is the sensible choice and costs barely more than the calculator alone.
